When choosing a house plan it is best to start with a list of what is known that you need, like Master Bedroom down or up, how many bedrooms, maybe one bedroom or living room can be used for an office, do I need a guest bedroom and bath, or maybe a mother in Law suite that will need to be on a first floor or wheelchair access, basement for storage or rec room, bonus room to be maybe a kids play room or future bedroom or office. These thoughts will help you to determine how many Square Feet (SF) you will be looking to build. Always start looking at plans that are on the smaller SF size than what you may really expect to end up with because we can always make the house larger but in most cases plans cannot be made smaller due to the fact that if we remove space form one area it usually causes another space in the house to be inadequate.

With that said you can still search the links I have below by Square Feet. Keep in mind that basements, bonus rooms, garages, porches are not included in most plans Square Feet numbers so, if you were wanting a 3500 Sf house, you can search from 2500 and up to 3000 and still end up with a 3500 sf house once we finish a bonus room or add on in some areas as needed. Remember that all elevations (Outside view of homes) can be changed so don’t judge your likes and dislikes on the outside of the house. Look mostly at the floor plan. Once you have selected a plan you like or several plans you like with changes to be made it is time to meet with me (your builder) and we will determine if we can work from one of the plans you have selected or if we need to draw your plans from scratch. It is also helpful to have the property picked out or a type of lot in mind at this point because we will be considering driveway layout, water & sewer, and maybe basements at this time.
